Alexan Waterloo is unique among much of Austin’s newer developments in that it takes a more reserved approach to style. Rather than a sleek/modern aesthetics, the design team opted for a more transitional approach, letting key programmatic elements provide grandeur – open, vibrant ground floor connecting to the surrounding urban fabric, elevated class A office space providing a point of relief between podium and tower, and top floor pool and amenities finishing crowning the composition with a grand flourish – and organizing/executing those elements in a more subdued traditional manner to provide more of a human scale and connection.
With the Capital View Corridor (CVC) cuts through a large part of the site, placing the pool and related amenity spaces at the top of the podium became problematic, negatively impacting views and solar exposure, while decreasing parking garage efficiency below. To solve this, most of that level was designed as leasable office space, locating the amenities and pool to the top of the building instead. This move allowed us to resolve the programmatic conflicts and provide access to premium views to ALL residents of the project. Alexan Waterloo is one of the few apartment towers in ATX that has a roof top pool.
