This project location is at a crossroads of historic and iconic areas of Dallas. The site is situated in Highland Park, an affluent area with many luxury single-family homes. The renowned Katy Trail, an abandoned railroad with a history dating to the late 1800s, was converted into a dedicated pedestrian and biking trail. The trail runs adjacent to the site and connects major points throughout the city. The Knox Henderson area also neighbors the site which itself has experienced an evolution of places such as warehouses and a former theater to one of the most walkable areas with new retail shops, restaurants, and furniture stores.
This project is 3-story building housing 50 ultra-luxury units and an underground parking garage equipped with EV charging stations. The design was inspired by a myriad of homes and buildings in Highland Park and Knox Henderson where we sought to provide a luxurious, single-family residential feel to a larger scale multi-family project with high-end finishes and lush landscaping.
One challenge we faced was to make the project feel more residential. The design was achieved by breaking down the scale of the façade. The building transitions from a more solid base with enclosed patios to provide more privacy on the ground floor and then the penthouse level is flanked with ribbons of windows to provide a more open feeling above with views of the neighboring areas.
The building layout is arranged symmetrically with its main axis connecting pedestrians from the front lobby on Abbott Avenue through a center outdoor courtyard to a secured gate with direct access to the Katy Trail. Materials alternate between limestone and beige colored masonry, and the palette contrasted with accents of gray-toned paints.
The lobby is a double-volume space with a sculptural chandelier that serves not only as a light fixture but a piece of glamorous art. A see-through glass fireplace divides the lobby with the courtyard and blurs the distinction between what is interior versus exterior. The amenity spaces are clad with warm wood tones and natural stone which provide an inviting and welcoming feeling as guests and tenants enter the building.
Landscape Design is configured in a symmetrical layout similar to building and incorporates similar materials thus reiterating the theme and further connecting the exterior with the building and its interiors.
